Richfield Township & the Village of Berkey Combined Comprehensive Plan & Township Zoning Code Update

Adoption dates
Adoption: August 2023
Location
Lucas County, OH

Goal: Richfield Township & Berkey requested proposals for an update of their comprehensive plan and zoning code to address development pressures resulting from their location on the edge of the Toledo urbanized area. Richfield is primarily an agricultural community and sought to preserve this character while acknowledging that growth is actively occurring.

Meeting the Community Where It Is

Crossroads engaged in feedback sessions that doubled as educational opportunities for the residents of the area. Due to controversy surrounding the transformation of farmland to developed property, including a proposed data center, emotions were running high. Crossroads worked with the residents and officials to learn, listen and help them understand the on-the-ground situation. We promoted farmland preservation in areas without utility service while directing growth to locations with adequate infrastructure, limiting sprawl and building a sustainable economic base for the community.
